This villa nestles in its own grounds and is surrounded by the beautiful breath taking views and vibrantly coloured Mediterranean flowers and shrubbery. Everything about this villa says large, spacious and comfortable.
Nissi Hills sits in a privileged location on the outskirts of the hustle and bustle of Ayia Napa, yet is within walking distance to all of the amenities, evening entertainment and the world famous Nissi Beach.
The living area is open plan and features a stone built fireplace and solid dark wood furniture. There are 3 comfortable settees and 1 arm chair, plenty of space to relax without sitting on each other knees. For your entertainment there is also a flat screen TV with local satellite channels and free Wi-Fi.
There is a fully equipped kitchen and dining area. The kitchen is complete with all cooking appliances, microwave, fridge / freezer, cooker, hob, dishwasher, toaster and all utensils and glass ware. There are ample work surfaces and cupboards to be able to cook a banquet. The indoor dining table comfortably seats 8 people.
On the ground floor there is a twin bedroom with a bathroom opposite on the 1st floor you will find 4 further bedrooms, all of which are en-suite. One of them offers a double bed and the other four are all twin rooms. All of the bedrooms are tastefully decorated and accessorised with vibrant colours. Step out from the double patio doors and onto your balcony to watch the sun rise or sunset, furnished with a bistro table to encourage you to take in the panoramic views and share a glass of wine.
The main family bathroom is fitted with a Jacuzzi bath.
Villa Nissi Hills is set in a beautiful large garden which is completely enclosed so safe for children. There are 2 large garages attached to the villa with remote controlled doors.
The sizeable balconies overlook the large swimming pool, ideal for a relaxing day sunbathing on the many sunbeds which are supplied. Enjoy the magnificent sea views of the bluest waters of the Mediterranean sea. There are also umbrellas for those who would like to sit in the shade. Why not dine Al Fresco with the outside BBQ area and dining facilities.
All rooms in the villa are fully air-conditioned. All rooms are fully air-conditioned and included in the weekly rental price is 300 kwhs of electricity if this is exceeded a charge of 0.30 cents per additional kwh used will be collected before departure.

ABOUT THE AREA
Ayia Napa has plenty of activities and sightseeing opportunities for every manor of person. Your holiday can be as quiet or as busy as you wish.
Nissi Beach is the most popular beach in the Ayia Napa area and probably the most well known on the island of Cyprus. It is made up of 2 connecting beaches, one long and lively, the other smaller and quieter. The beaches have golden sands and the waters are clean and clear, and have been awarded the Blue Flag Status. It is possible to walk out for up to a hundred meters without the water passing your waist and there are many sand bars in the shallows. A variety of water sports can be enjoyed including pedalloes, para sailing and inflatables.
Nissi Beach can be reached via the coastal path which runs from the harbour, or by road along Nissi avenue. The Eastern end of the beach is fairly quiet and relaxing. In contrast the central area is home to the Nissi Bay Beach Bar which draws crowds with it's daily programme of amusements. Nissi Avenue offers around 2 km of shops, bars and restaurants or why not take a look at the busy fishing harbor. This is also where the many coastal daily boat trips depart from 7 days a week. A few minutes walk and in the opposite direction is the monastery, the church and the main square, this is where most of the nightlife is situated.

Just spent a week at the Nissi Hills Villa with a large group of friends. Cannot rate the Villa highly enough. Each room had its own bathroom which was perfect for our 'mostly couples' group. Only a 10 min walk from Nissi Avenue/ Nissi Beach where the bars and shops are. Great size of pool too. The Villa was immaculately presented. Pool was attended to and cleaned twice during our stay, which is a nice touch. Super-fast Wi-fi too. Lynn at Genesis Property Care was first class.Great communication and came to meet us the morning after arrival to see that everyone was to our satisfaction. Would Def return here......much better value than a hotel and cheaper when divided between the group. Superb

- How do damage deposits work?
In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.
Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If the property manager agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
