IMPORTANT INFORMATION

This property is registered with the Portuguese tax office under with registration AroeiraMIR 38274/AL, operating legally and law abiding.

For your own comfort and safety, always prefer a complying and properly registered property.

Inserted in a very quiet area with a lot of privacy, located 3km away from the wonderful beach of Fonte da Telha and the protected area of Arriba Fossil da Costa da Caparica.

The house presents two levels where upstairs is a bedroom with a suite while the rest is located at the ground floor. The ground floor area connects directly to the garden, pool and outside kitchen / barbecue area through an entrance main door and also large windowed sliding doors.

Plenty of natural light and sun expose and easily accessible, all inside and outside areas communicate fluently.

The pool is private for your use alone and has two depth levels; one smaller area for kids which connects to a larger area which in its deepest part (the centre) reaches about 1,5 meters deep.

There is Wi-Fi reachable in the whole are, indoors and outdoors and it is broadcasted from inside the house through a optic fibre router. The access credentials are in the fridge door.

The outside kitchen is equipped with a barbecue and complete WC. Alongside with the equipped outside kitchen there are two hang-mats and garden chairs.

From the living room indoors, a large window lets you overlook the pool while sitting inside - for those extra hot days when you want to take cover from the sun but still keep an eye on your kids at the pool. Also next to it, there is an open air shower servicing the pool.

The garden has indoors secure parking space accessible through an automatic sliding door large gate which you may operate through a remote control.

While the parking are is marble stone covered, most of the garden is on grass.

The pool runs automatically in its cycles with a programmed engine, is salt based (no chlorine added) and covered in vinyl which is softer to touch than stone, tiles or cement and also keeps temperature better.

There are automatic sprinklers which will come out to water the grass in the evening and during the night. The areas are identified and there are two different cycles.

There is a 2x18 golf course right beside the premises.

While the surroundings are very quiet, the beach is quite close and also Lisbon centre easily reachable by car, boat, bus or train. This is a prime location because it allows enjoying quietness and rest while accessing both the beach, the city centre and other touristic attractions rather effortlessly.

Useful information

- WiFi available through all the premises, indoor and outdoors.

- Smoking: allowed outdoors (in the garden area and on the street, only not indoors)

- Quiet surroundings, 35km to the airport, 20 km to Lisbon. 3km to the beach, Fonte da Telha, inserted in the protected area of Arriba Fóssil da Costa da Caparica.

- Having a car is advised although not mandatory. Buses 116 and 172 of TST (Transportes Sul do Tejo) service the location and bus stop is 100 meters away.

- Next door to Aroeira Golf, a 2x18 golf course with fantastic landscapes and privileged location.

- Restaurants, cafes and supermarket within 5 minutes walking distance

- Several surf, SUP and kite surf schools at the nearest beaches

- Languages spoken: Português, English, Français, Español. Languages fairly understood: Nederlands, Català, Italiano.

- Wi-Fi credentials, Taxi and emergency numbers on the fridge door

Lisbon city centre access:

Option 1: 20 minutes by car, taking bridge 25 de Abril

Option 2: Drive to Seixal boat terminal (15 minutes drive, large parking available) and take catamaran (Soflusa) to Cais do Sodre (scenic river crossing). A 15 minutes ride, servicing Lisbon center and Cais do Sodre terminal which virtually connects anywhere in Lisbon by either subway, bus, tram, train or boat.

Option 3: Drive to Fogueteiro train terminal (10 minutes drive, large parking available) and take train (Fertagus) to one of the many stations in Lisbon, servicing mainly the upper part of the city. Any station connects to Metro or Bus.

Beach access:

Car: 5 minutes

Bicycle: 10 minutes

Walking: 20 minutes (no need to take main road, there are stairs for access on foot)

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

If Ricardo (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your holiday booking page. You’ll have 48 hours to take action before the revised quote expires.
