You will stay in a beautiful 4 bedrooms vacation home. We chose only high-quality mattresses - Because we understand how important it is for you to have all the comforts of home after a long day at Disney.

It's a very spacious 4 bedroom townhome (1,880 sf) that can accommodate 9 people plus one infant in the crib. The first floor features a Queen suite with a full private bathroom, a full-size kitchen, a large living room, a dining room, and an entryway half bathroom.

The Queen Suite has a new queen size bed, a 32'' SMART LED TV, a dresser, closet, and private bathroom. This room is ideal as a 2nd master bedroom, in-law suite or for those who don't want to use the stairs. This room is accessible from the main house but also features a separate secure entrance so guests can access the queen room without going into the main house, very useful for those who need more privacy.

There is a fully equipped kitchen with appliances (stovetop/oven, full-size refrigerator, dishwasher, microwave oven, and garbage disposal). The kitchen also includes several small appliances (blender, toaster and coffee maker). Dinnerware and cookware are also provided for our guests.

The porcelain tile living room is wide and spacious and offers a 50" full HD LED TV with 200 channel cable TV and a DVD player.

On the second floor is the Master bedroom with private master bathroom and balcony, two additional bedrooms, a hallway full bathroom, and a laundry closet with washer and dryer.

The Master bedroom has a new king size bed, a 30" LED SMART TV, a dresser, closet, and a private bathroom. There is also a large shaded balcony off the master bedroom. The MBR also has a very nice wood crib.

The second upstairs bedroom is a Frozen-themed room with 2 twin beds with very comfortable 12" mattresses. The third bedroom is an action hero themed room with a bunk bed (sleeps 2) plus a separate twin bed.

We provide linens and towels plus a washer and dryer for those with longer stays. The laundry center also has an iron and ironing board.

This vacation home is self-catering however we do provide an initial supply of basic items including paper towels, toilet paper, and soap. For longer stays, guests may supplement these items at various nearby stores.

The home is provided with FREE WIFI broadband internet throughout the house. Parking is also FREE with two private parking spaces in the front driveway.

The Neighborhood

The Home is conveniently located within walking distance of a shopping Town Center with Publix Supermarket as well as several restaurants including Applebee's, IHOP, Sunday's Grill, Mia Pizza, and Kumo Japanese and Dhaba Indian restaurants. The Town Center also includes 2 banks with ATM (Suntrust, MidFlorida CU), a Circle-K gas station, UPS store, and a CVS Pharmacy directly across the road. For those who enjoy golf, the highly-rated Highlands Reserve Golf Club is right next door.

We really appreciate that all the guests can relax and enjoy their vacation in our newly renovated home. Approximate distances to various attractions are as follows:

- 10 miles to Disney area and parks

- 20 miles Universal Studios

- 23 miles to Lego Land

- Orlando Outlet Mall is 15 miles



This vacation home is located in the Regal Palms and Spa resort community with tropically styled swimming complex (heated pool, lazy river, waterslide, outdoor spa), fitness center, sauna, clubhouse and restaurant. There is a small daily fee $15+tax per day (per night booked, not per person). This fee is payable to the Resort upon check-in. The resort front desk is open 24 hours and offers theme park ticket sales for most Orlando attractions. There is also an ATM machine available at the front desk.

Getting around

AIRPORT : Orlando International Airport is 35 miles drive from Resort DISNEY WORLD : The Disney World exit is just 10-15 miles away from the Resort. The Disney World exit is exit 62 on I-4. KENNEDY SPACE CENTER : is about 70 miles away on the Space Coast (east of Orlando) PORT CANAVERAL CRUISE PORT : is about 72 miles away on the East Coast of Florida. Best way to get around is to either rent a car or van or use Lyft / Uber apps or Mears Taxi service.

Guests will have full exclusive use of a private townhome. House keys are provided in a lockbox at the front door. We will provide guests with detailed information 10 days prior to check-in. Owner's reply: Dear guest, thank you for your review and staying with us. We do apologize that the air conditioner stopped working one morning during your stay however our A/C repairman had it up and running again within two hours of your call. We pride ourselves on very timely response to any guest issues and on this occasion we were right on point. Regarding the A/C issue, it had a clogged A/C drain line, something very common in Florida due to algae buildup in the drain line. Please note algae is not mold, algae is an aquatic kind of plant that grow naturally in moist areas like drain lines. When the drain line becomes blocked due to algae, the water condensed from the air by the A/C system is unable to properly drain and can result in water leaking on to the floor. This is why our A/C system has an A/C overflow switch, it is designed to shut the system off when water backs up until the clog can be removed. Unfortunately someone, and we aren’t sure who it was, but someone pulled the overflow switch out of the drain pipe! While that does allow the system to turn back on, it results in water leaking on to the floor as you observed. We sure wish someone did not remove that overflow switch but it happened and the result was a leak. We have now put a big sign on the front of the A/C to advise guests not to touch the A/C system or remove any of its components. Hopefully the sign will prevent this from happening again in the future. Regarding toilet paper we provide toilet paper in each of the four bathrooms before every guest check-in. We also provide a roll of paper towels in the kitchen along with dishwasher detergent or pods, and kitchen and dish towels. Please note however that this is a self serve vacation home and once guests exhaust all the provided supplies they will need to purchase any additional supplies they require (note this is typical of all vacation home rentals as vacation homes are not hotels with daily maid service). Regarding bath towel signs, we do unfortunately find it necessary to put notices regarding the bath towels to insure guests understand bath towels are not disposable or to be used for anything other than drying oneself after a shower (e.g., towels should not be used to wash cars, remove makeup, clean dirty shoes, clean a spill off the floor and so on because they can become permanently stained and ruined). Regarding the resort pool, the Resort has not allowed public access ever since the Regal Palms HOA purchased the resort facilities in 2017 (the old resort owner did allow public access, and that was one of the reasons the HOA decided to purchase the resort facilities, so only members and guests staying at Regal Palms could use the facilities). I hope these clarifications have been helpful. Again, we thank you for your stay and comments.
