Welcome to our fantastic privately owned 4 bedroom / 3 bathroom Premium Plus Townhouse 'Quinn Villa' situated within 'The Regal Palms Resort and Spa', Davenport Orlando. Our Home is one of a few in the 'Premium Plus' range with many upgrades throughout! Our home provides you and your family with a fantastic home from home for your Disney adventure! Quinn Villa is very spacious & comfortably sleeps 8 people.
Our home consists of 4 Bedrooms – One King Size with ensuite & Jacuzzi, two Double Bedrooms (one with ensuite) and one twin room with two single beds all of which all contain flat Screen TV's with Cable, there is also a further family bathroom. Our home offers a superbly equipped modern kitchen with breakfast bar, large fridge/freezer/ ice maker, microwave, oven & hob surrounded with Granite worktops. Our dining area and living room are furnished to an executive standard and include Flat Screen TV, Hi fi System & games console/DVD Player with a selection DVD's. Our home is also equipped with free access to Wi-Fi . You will also find a Washing Machine/Dryer within our Home. Fully air-conditioned throughout.

We as a family love our holidays and know how important having that 'home from home' feeling is when on your travels hence our home is tailored for us and our guests to have a truely memorable vacation ! As you can see from our pricing, we have taken the decision to leave our pricing at one rate throughout the year, as we dont agree with massive hikes in rental fees for School Holidays. We hope you agree!

PRICING STRUCTURE

£420.00 PER 7 NIGHT STAY ANYTIME OF THE YEAR

Rates INCLUDE Florida County and State Tax of 12%

There is a daily resort fee for all homes at Regal Palms normally payable on arrival $11.95 plus tax per day per home which you can pay to Regal Palms on your arrival alternatively if you prefer we can add to your final invoice and pay this for you to make you arrival easier and forward you the receipt before you travel.

When you arrive at the Resort of Regal Palms, a swipe of a credit card will be required of $150, no funds are taken, unless you use the Resturant, Spa area and Pool Towel Service and decide to have charges made to your card.

Quinn Villas is also available for daily, weekly, long weekend and monthly rentals. (Minimum stay of 3 nights)

A $105 Cleaning Fee is INCLUDED with stays of 7 nights or longer.

There will be an additional charge of £60.00 or $105 if your stay is under 7 nights.

Additional Information about Quinn Villas rental rates:

All bookings will require a £200.00 or $250.00 security deposit added to the final invoice. This amount will be refunded within 30 days of your departure from our home as long as no damage has been reported by our Management Company.

Terms and Conditions of Booking are below for your reference.

Please ensure you read and understand the following terms and conditions pertinent to your accommodation rental. If you have any queries, please do not hesitate to contact us (hereafter called the Owners of Quinn Villa) for clarification before you sign our booking form.

Whilst we reserve the right to increase or decrease accommodation prices at any time, we will confirm to you the current price at the time of booking. As soon as you have confirmed your booking and paid your deposit or full payment the cost of the rental is guaranteed against any further increase. This guarantee is offered subject to our terms and conditions and payment being adhered to and providing you do not make further amendments to your holiday arrangements.

Your holiday home rental includes: Accommodation as booked, including services e.g.: Gas, Water and Electricity. All bed linen and towels are provided for your needs at Quinn Villa. Towels are provided for use at the Regal Palms Pool and Spa. Towels for outside Regal Palms must be provided by you.

NOT included in our rental prices: a) Flights b) Car Hire c) Holiday Insurance.

1 Bookings are valid after:

1. The booking form has been completed and signed and received by the Quinn Villas and

2. The appropriate deposit has been paid and

3. The booking has been confirmed in writing by Quinn Villas to the Guest.

2 The person, who signs the Booking Form, certifies that he or she is authorised to agree the Booking Terms and Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 21 years or over. Bookings cannot be accepted from parties of young people less than 21 years of age. If, in the opinion of any person in authority you appear to be unfit or are likely to cause disturbance or damage to our Home, we reserve the right to terminate your holiday arrangements with us. We also reserve the right to cancel any bookings made under false pretences, for groups exceeding the maximum occupancy of the villa or other legal reasons. We will not be liable to make alternative arrangements for accommodation nor will we cover any costs you incur or make any refunds.

3 A down payment of 25% of booking must accompany bookings, which is non-refundable. Upon clearance of the payment, the booking is confirmed.

The balance must be paid six weeks prior to the commencement of the holiday along with a refundable Security Deposit of £200 / $250.

The Security Deposit will be returned to the Guest within 28 days after the completion of the holiday as long as any key(s) are returned and no damage or loss is reported by the Owner's Management Company. If damage is reported then we reserve the right to claim this off the Guest.

We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. Any cancellation charges detailed elsewhere in this document will then apply.

In the event of a cheque not being honoured by the bank on which it is drawn we will make a charge of £10/$15 to cover the bank charges and our administration costs.

On receipt, banking and clearance of your parties final payment we will send out your final receipt. We prefer payment by bank cheque or internet banking transfer in either UK£ or US$.

We can also take payments via PayPal (4% surcharge) as detailed on our Pricing and Availability section.

4 If the Guest wishes to cancel the booking he should advise the Quinn Villas immediately by telephone followed by confirmatory email. Quinn Villas shall be entitled to retain all payments already made (except the Security Deposit) and to recover, if not already paid, the balance of the hiring charge as follows:

30 - 60 days' notice: 50% of the rental charge

Less than 30 days' notice: 100% of the rental charge

5 In the unlikely event that circumstances beyond Quinn Villas control necessitate the cancellation of the rental arrangement, Quinn Villas reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Guest. Furthermore, the Quinn Villas cannot guarantee that all the facilities described on their website will be available.

6 The Guest agrees to pay the full cost of any breakages, losses or damage to the property (the Owner's Management Company will be sole arbitrators on cause of damage or loss)

1. To take good care of the property and leave it in a clean and tidy condition at the end of the holiday

2. To report any damage or loss immediately as it is discovered to the Owner's Management Company in Florida

3. To permit the Owner or their Agents reasonable access to the property to carry out any maintenance if necessary

4. Not to sublet or share the property except with persons nominated on the Booking Form .

7 No liability is accepted by Quinn Villas for loss of main services or failure of appliances, or for the consequences of the actions or omissions of persons who may control supply of mains service, nor any actions taken in the vicinity of the property by any authority over which there is no control by Quinn Villas.

8 The property is available after 4:00 p.m. on the day of arrival and must be vacated by 11:00 a.m. on the day of departure. Should you wish to extend your stay or enquire about a late check-out this may be requested at last 24 hours prior to departure (11am previous day). Should this option be available a nightly rate will be charged at your current tariff subject to a minimum of $75. Failure to comply with this may result in extra rental charges which the Guest agrees to pay, subject to a minimum of $100 plus a night at rack rate.

9 Quinn Villas does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The Guest is responsible for taking out adequate insurance policy (ies) to cover all risks. This waiver is also applicable to people visiting the property as guests of the Guest(s).

10 Quinn Villas does not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Guest(s) and other people occupying the property during the period of the let. Children must be supervised at ALL TIMES when using Regal Palms facilities and in our Home. No responsibility/liability will be accepted for any accident, injury or damage sustained during tenancy, regardless of however it may have occurred.

Smoke alarms are situated around the entire house. Any tampering with these alarms will result in a deduction of $100 from your security deposit. Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Apart from spoiling, food left uncovered can attract insects very quickly. Any added costs for pest control services incurred from lack of care in this may be passed to you.

All local telephone calls are free. Any other chargeable calls will be deducted from your security deposit.

11 As owners of the property, we, our servants or agents, will not be liable for any loss or delay occasioned by any of the following: strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, flood, technical/weather problems to transport, aircraft, closure of airports, or any other event beyond the Quinn Villas control.

Aircraft captains are legally entitled to deny boarding to any passengers who present themselves at the aircraft in an unacceptable state due to the influence of drink or drugs. Any passenger so doing will be deemed as having given notice of his/her cancellation of the booking at that time and the aforementioned cancellation charges will apply.

12 The maximum occupancy is calculated by the number of bedrooms times 2 (i.e. 4 Bed home 4x2=8) This is determined by the authorities within strict guidelines for fire safety. Please note that contravention of the above will render your booking void, all moneys paid will be forfeited and you will be asked to leave the villa immediately without further compensation.

13 Strictly no pets or smoking are allowed in our villa at any time. Please note that contravention of the above will render your booking void and all moneys will be forfeited. A fine of $500 will also be levied.

14 It is a condition of the rental that you should be considerate in your behaviour and keep noise levels to a reasonable level so as not to disturb our neighbours.

17. Wireless Internet connection is provided free of charge within Quinn Villas for use by our guests. There is also an Internet Café within the Regal Palms Club house. The owners will use their best endeavours to ensure that the service is available for use, but cannot be held responsible for any failures, or non-availability, of communication lines, hardware or software. When using the service you agree not to download or save any pornographic, offensive, obscene or illegal material or to conduct any illegal activity on the internet.

15 Complaints: We sincerely hope you do not have any! ...But in the unlikely event that you wish to register a complaint during your holiday, contact the property management company immediately and follow this up with a letter. Give a copy to them and send us a copy on your return.

16 British citizens travelling on the visa waiver scheme and staying for less than 90 days should hold a full British passport, which is valid for at least 90 days following their entry to the U.S. All other nationalities should contact the U.S. Embassy for further information.

IT IS STRONGLY RECOMMENDED THAT GUESTS TAKE OUT HOLIDAY INSURANCE TO COVER CANCELLATION FEES AND ANY OTHER LOSSES WHICH MAY OCCUR.

Regal Palms Resort & Spa is Located in Davenport, Orlando just off the I27 with a short drive in either direction leading you onto either the 192 or Interstate 4 making your journey to all attractions and amenities very straight forward.
With Disney's Magic Kingdom, Hollywood Studios, Epcot, Downtown Disney and two Waterparks Typhoon Lagoon and Blizzard Beach approximately 15 minutes away & Universal Studios, SeaWorld, Discovery Cove and Aquatica approximately 20 minutes away we think you will find our home a perfect base for your magical holiday.
Head west and within an hour's drive you will find yourself at Busch Gardens Tampa enjoying some more exhilarating rollercoasters and a fantastic animal experience. Other places you may be considering visiting on your action packed holiday could be The Kennedy Space Centre (45 Minutes) or the gorgeous beaches of Clearwater, Daytona or Cocoa Beach all within an hour's drive of Regal Palms meaning you have all of the delights of Florida at your leisure.
Orlando International Airport is just a 40 minute's drive from our Home and Sanford Airport is only 50 minutes.
Regal Palms Resort & Spa is a private Gated resort which can only be entered via the use of electronic key cards; all facilities on Regal Palms are solely for residents use only.
Regal Palms offers excellent facilities for the 'down time' between all your 'park hopping' boasting a 2 acre waterpark (opening times 8am-11pm) consisting of two pools, lazy river & waterslide surrounded by sunbeds to relax and top up your tan whilst enjoying a drink from the poolside Tiki bar. Alternatively you can take a dip in the bubbly hot tub. There is also a children's play area & volleyball court.
The Clubhouse has a 24/7 reception manned by very friendly & knowledgeable staff to assist you to ensure your holiday is exactly as you had planned it.
Within the clubhouse you will find a Restaurant, Sports bar (with satellite TV), Games room with a variety of popular games & Internet Café (Wi-Fi can be used within the clubhouse free of charge). There is also a patio area outside overlooking the pool area for you to sit and relax whilst enjoying your food & drink from the restaurant or bar.
There is also a small supermarket at Regal Palms which is Open early in the morning with closing after midnight; this makes it convenient for guests to pick up incidentals ranging from an extensive assortment of groceries to personal hygiene products and sundries to a wide variety of souvenirs. A definite stop after check-in.
For those of you who find walking the parks not enough of a 'workout' Regal Palms has a Gym where you will find cross trainers, treadmills, exercise bikes & weight machines to burn off any excess calories you may have gained from the Generous amounts of food you will be served whilst on your stay !

Alternatively some of you may feel a bit of 'pampering 'is what you need Regal Palms Spa will be Just for you!! The Spa offers a Jacuzzi, Steam room & Sauna along with a host of treatments including massage, manicure, pedicure etc.
Any of you that are 'Keen Golfers' will be pleased to know you are situated perfectly within walking distance of Regal Palms you will find The Highland Reserve Golf Course. The course is a PGA rated par 72 course featuring tree lined fairways providing a challenging but enjoyable round of golf. Alternatively a short drive will take you to a host of other courses including Southern Dunes, Legends, Orange County National and Greg Normans Champions Gate 36 hole golf courses.
Within Walking Distance of Regal Palms you will find a Publix supermarket for you to stock up on all your goodies and essentials for your stay, along with the supermarket you will find a selection of Restaurants, Pharmacy and an English Pub! If you want to dine out the hardest decision is going to be where!! Within a 5/10 minute drive onto the 192 you are literally spoilt for choice!! Restaurants such as Denny's , Sizzlers , Ponderosa, Outback, Hoolighans, Wendy's, Pizza Hut, Applebee's , MacDonald's along with Various steak houses . Chinese and Indian cuisine restaurants literally peppering either side of the 192 your variety of dining is endless.
We are sure during your holiday you may want to set aside a bit of time for a little shopping! Once again a short drive will find you at one of Florida's Malls such as Orlando Premium Factory Outlets or The Millennium Mall where we have no doubt you find lots of fantastic bargains to fill that extra empty Suitcase you brought away with you!!
