ONE PARKING I AM GIVING FREE TO MY GUESTS,DURING ALL STAY, ITS BIG ENOUGH FOR VAN OR EVEN MINIBUS,

BTW PARKING IN DUBROVNIK FROM MAY 2019 COST HOURLY 7 EURO.

Apartment is entire upper floor of family house 90m2 and 10m2 balcony, with 3 a/c free, garden with bbq corner., SEPARATE GUESTS ENTRANCE FROM STREET, WITH GARDEN DOOR LOCK AND IN GARDEN MORE 6 M FROM GATE ARE 12 STAIRS TO APARTMENT WITH ALSO YOUR OWN KEY, THUS HAVING DOUBLE SECURITY AS FROM STREET IS 2.5 HIGH METERS, WALL.

THIS GATE IS ONLY YOURS AND GARDEN AND APARTMENT ENTRANCE AS I AND FAMILY LIVES BELOW ON SEPARATE GARDEN ENTRANCE AND HOUSE ENTRANCE SO YOU HAVE FULL PRIVACY.

Just around corner is nice bakery making daily fresh brea

Apartment occupied entire 1st floor of a family house, 90 m2 and have a separate private entrance for guests.

Apartment is on the upper floor of family house, with a separate entrance, my family lives below. separate entrance.

And you can see the sea from the balcony some 100 meters away!

It measures 90 m 2 (969 square feet). It's very comfortable and equipped with everything that you might need, while you stay on your vacation in Dubrovnik. It's fully air conditioned and rated 3 stars (***). Check in time is

1 P.M. while check out time is before 10:00 AM.

It have 2 bedrooms. Master bedroom is with 3 beds and 2 beds can easily be joined in one marriage bed. 2nd bedroom is with 2 separate beds.

3/C are in apartment for your use,,for summer and winter as well , every room have one a/c ,and third one is in spacious living room where large wide and long sofa bed is for accommodate 6th persons.

additionally in winter in bathroom is built in wall safety very strong bathrooms type heater for your convenience , when you take shower.

Large day room with LCD TV, Cd player, internet connection, WI-Fi with strong signal, many books in English language, exit to 10 m2 balcony is from day room, There is very big and comfortable sofa bed in day room which can be spread to accommodate 6th person

Large separate kitchen fully equipped for preparing and serving food, used also as dining place with table and six chairs

two private car parking are secured to guests next to entrance Spacious garden with place for barbecue table and 6 chairs..In need can provide all year from January to December 2 free car parking by allow 1 car to be parked inside in garden, which have floor from concrete to park car. another part of garden is with lemon and orange trees

Distance from old town 1.5 km. Local bus station some 30 meters from apartment. Distance to the nearest beach about 1 .5 km or about 10 minutes by local city air condition buses .

FYI information bust ticked cost 15 kuna or 2 euro for 1 person its some 2.5 US $.

.As i said local bus station for old city or anywhere within city is 30 m from apartment, easiest way of transportation, you can purchase daily ticket for 30 kuna its 4 euro or 8 US$ valid whole day anywhere within city,unlimited time to use it daily for 1 person.

Within hundred meters radius numerous useful facilities such as: huge shopping mall, pharmacy, ambulance, rent a car and scooter agencies, post office, many restaurants and coffee bars, banks, ATM machines for taking money with credit cards ,

numerous agencies, catamarans and ships docked there also for islands. trips.ect

Distance to sea is 100 m from apartment its for passengers ships and huge cruising ones bit away with 4000+' people on board visiting Dubrovnik daily in season.

you can go by catamaran fast to any island and come back,same day or smaller ships to Elaphite 3 islands depend which you chose within 1 hour by ship are there price is very

reasonable and no much people there crowded its just 100m from me docking making tours many time a day,

Gruz, as this part of city ferry port as called is heart of city y close are 200m away from green and fresh fish market .

from old historical city is 2 km away 5-10 minutes by excellent city buses stops 30 meters from apartment and very frequent also luxury and equipped with a/c

Many agencies ere there providing daily trips to local nearby islands with beautiful beaches, if guest desired so, which are not so crowded as ones on mainland. Inter city bus station 200 hundred meters away, serve also as coming and departing place for airport shuttle bus, of Dubrovnik airport 22 km away.

Guests coming by plane my brother doing together with me business wait at intercity bus station used also by airport shuttle buses and drive you free without any charge in few few minutes to apartment 500 meters far.

There is ferry port berth about 100 meters away for guests coming by ferry boat from Italy or other Croatian sea ports or islands. fast catamaran visiting islands also docked there 100M away.

I live just down below with 2 years older brother and our mother so always someone either i or my brother speaking also good English is at home. When guests arrived I meet them at apartment as is just above and hand them keys, explain them what is essential and suggest what is good in city, and bus numbers, later. whatever guests needs can come simply down and we will be happy to help call us by voice I am, Niksa and my brother name is Ivo, or, SMS, mail ect. HOUSE RULES ARE SAME AS IN YOUR OWN HOUSE. AS APARTMENT IS ENTIRE UPPER FLOOR OF FAMILY HOUSE WITH SEPARATE ENTRANCE FOR YOU, WE LIVE BELOW AND FEEL FREE TO CONTACT US FOR ANYTHING YOU NEED ANYTIME

so you can smoke on balcony, or in garden as is place for bbq and table and 6 chairs there no problem but not in apartment.
