4 bedroom villa - Sleeps 8/10 people - NOTE: MAXIMUM OCCUPANCY IS 8 ADULTS + 2 CHILDREN

Magnificent villa set in extensive private grounds with a large swimming pool, private Jacuzzi and glorious views over the trees to the sea in the distance. (Pool & jacuzzi can be heated for additional cost of 140 Euros per week/part week for the pool and 50 Euros per week/part week for the jacuzzi.)

Perfect for families, the huge living room boasts a TV, pool table and football table. Table tennis is also available by the swimming pool.

The kitchen is fully equipped with electric oven, gas hob (1 electric ring), fridge freezer, dishwasher, microwave, as well as all utensils, pans and crockery needed for a self-catering stay. There is also a washing machine in the laundry area.

There is a bedroom on the ground floor with large double bed, fitted wardrobes and en-suite shower room with walk-in shower.

Stairs lead to the lower ground floor where there are 2 further bedrooms both with fitted wardrobes; one of which has a double bed and the other with 2 x single beds. These bedrooms share a bathroom with large bath and separate shower.

Then, there is a further bedroom with large double bed in the annex (separate to the main house). This bedroom has its own TV, large en-suite shower room and fitted wardrobes.

Air conditioning is available in the living room and bedrooms, there is Wi-Fi and also a safe in the main house.

The villa has been designed to make the most of the outdoor areas and boasts large lawns, a huge swimming pool, sun terraces, charcoal BBQ and private Jacuzzi. Entrance to the villa is by electric gates and the gardens are completely walled. There is ample parking for several vehicles.

By the pool side is a toilet/shower and table and chairs for al-fresco dining.

All facilities of Villa Quintinha da Balaia, including the swimming pool and Jacuzzi, are for the exclusive use of renters only.

The Swimming pool can be heated for 140 Euros per week (or part week) and the Jacuzzi for 50 Euros per week (or part week).

The local beach (Maria Luisa) is around a 10/15 minute walk and the 9 hole golf course of Balaia is just a 2 minute walk away.

Ideally located, Villa Quintinha da Balaia is a short walk to the lovely fishing village of Olhos de Agua, with shops, supermarket, restaurants and bars.

On request, groceries can be provided (extra charges apply). Please enquire when booking.

Airport transfers can be arranged by owner (extra charges apply) - you can also use our mini bus as a private taxi service during your stay saving money on taxi fares or car hire!

Getting around

We have our own mini bus which guests can use during their stay as a private taxi - this is cheaper than using local taxis and much more convenient.

Interaction with guest

All guests will be met on arrival to hand over keys and explain things about the villa. We will send final information approximately 2 weeks prior to arrival date giving full details, driving directions, contacts etc.

“Multi-generation family holiday”

A perfect villa in a rural location (car essential, although Pedro on hand to offer taxi service if required). Access to the beach and restaurants in Ahlos de Agua is doable on foot, but is a good 15 minute walk and not suitable for the unfit! You could not ask for a more well appointed villa. Everything mentioned in the details was there and in pristine condition - we were truly wowed! The villa itself and the grounds are extremely well maintained and are huge. It is set on multi levels with steps and has an undulating cobbled driveway. The pool is gated - great for young families. The indoor and outdoor kitchens are well equipped for self catering with a large party. The views from the villa are stunning. You feel very safe and secure in the gated property. You can walk to the beautiful beach, it is a good 15 minute walk down hill. If you drive, parking is limited. In all honesty you wouldn't want the beach in the summer with such a perfect villa! The underfloor heating in some parts of the villa was very welcome in the cool evenings. Definitely advisable to pay for the jacuzzi heating in the cooler months, we used it every day and it was lovely. However, the pool heating is not worth paying for in winter. The villa management team are brilliant, they always answer questions promptly. We had a fantastic holiday with ages ranging from 14-76 - there was something for everyone. Thank you all

We stayed in the villa for 1 week. There was 8 adults. Plenty of room for us all and great facilities. Pedro was at the airport to meet us..... What a character. He is full of knowledge and always happy to help. We used the minibus throughout the holiday and was a fantastic asset. The villa has everything you will need and if there are any issues or questions Helen or Pedro are just a phone call away. We were sad to leave and im sure we will be back

Family had a great week away in villa Quintana de balaia. ideal location in olihos de agua. 5 min walk to nearest cafe/bars nice restaurants for food at reasonable prices. (Indian restaurant was lovely worth a try). You can stroll in to olhos de agua/beachshort taxi in to albuferra. The accomadations size does not justify its self in video its huge and well laid out and very clean. I’ve been to many villas but none come anywhere near as beautiful as this one absolutely loved it. “Better than expected”

What a fantastic villa! Sat on a beautiful large secluded plot, that was well looked after. Pool cleaners were there every other day and cleaners wednesday and saturday. Much bigger than expected, there were 9 of us, 5 adults and 4 children and it was big enough for the kids to play hide and seek! Fantastic pool and jacuzzi, which we had heated. Helen was on hand whenever we had any questions and kept us informed on all cleaning and maintenance activities being carried out. We got picked up from the airport by Julietta and then made use of the minibus service throughout our stay going to Loulé, Albufeira and Vilamoura. Carlos and Julietta were so helpful and friendly. Thank you for all you all did to make our stay so fantastic. Lee

Amazing villa to spend the summer. Even though we rented the house for just a week we has a wonderful time enjoying the house and beaches in the area. The house is fully equipped to relax and enjoy the summer. Great spaces and external areas stunning. Great pool and wonderful Jacuzzi. We rented a car and we were able to visit other areas in Algarve. It is really well located, but you need a car, Supermarket and restaurant are 5 minutes away and also few beaches a walking distance (15 minutes). Helen the host was extremely kind and helpful, responding to our demands all the time. I would love to visit again the place. Wonderful holidays.

Holiday was fantastic villa is stunning with all you could ask for helen the rep was super and on hand for any probs,only downsides was round the pool area was slippery tiles so had to very careful with the children round it, and the upstairs room in the villa the entry door being mirrored was very confuseing but other than that lovely, clean fresh towels pool cleaned couldnt fault an will definitly be looking to rebook thanks for having us :)

We have just returned from the Villa. So very impressive the photos dont do it justice. We had the pool heated which helped, the hot tub was only available for the day (it was being set up) and most enjoyable, if we had had the option would definitely have paid for this to be heated too. Helen was always just a phone call away to help with any questions and very nice. Only down side being the size of the place, the two glass coffee tables and marble floors as we had a very energetic 19 month old with us! Well worth a visit

How do damage deposits work?
