Α luxurious 3-level villa offering breathtaking sea views, state of the art indoors, wonderful terraces & balconies, plus a private infinity pool and jacuzzi! A unique retreat for guests who seek harmony & privacy. Ideal for outdoor living with roof terraces, barbecue and dining facilities, plus sun loungers around the pool! The local beach is 500m. away and the picturesque seaside town of Epidavros only at a 5-minute drive while the center of Athens is less than two hours away!

This unique villa accommodates up to 10 persons in 336 m2 which make it an ideal choice for large families, groups of friends or guests traveling with staff.

Our residence is situated at a unique vantage point, facing magnificent natural scenery and panoramic sea views to be enjoyed either from the indoors or from its private pool, roof terraces, and patio.

The three-level layout offers 4 bedrooms (two en-suite), accommodating up to 10 persons as two more extra, single beds, can be added upon request. There are 2 more spacious bathrooms (total 4), two equipped kitchens with dishwasher and two living rooms with dining rooms and fireplaces.


•• Lower / Pool level

This level offers a spacious living room with a fireplace and a dining area with sea/pool views as well as a fully equipped kitchen with dishwasher. The area features comfy sofas, coffee table, and a 50’ TV. Two double bedrooms sharing one spacious bathroom with shower cabin are on this level. Both bedrooms overlook the back garden and feature air conditioning and 50’ inch TVs. Laundry space is also on this level.

The ground level has a second fully equipped kitchen with dishwasher, spacious living room with fireplace, kitchen and dining area. This balcony is ideal for some quiet time overlooking the endless horizon! Please note that both kitchens are fully equipped with all necessary appliances and utensils to prepare any meal of the day.

•• Upper level

The upper level features a dreamy master double ensuite bedroom with jacuzzi bathtub plus one more double ensuite bedroom with shower cabin. Both rooms are air-conditioned and offer 50’ TVs. Most importantly, both rooms share an amazing balcony with breathtaking panoramic sea views and the surrounding scenic area.

The residence is surrounded by balconies, beautiful lawn paved terraces and roof terraces. It features a private, infinity swimming pool (with outdoor jacuzzi for six persons) plus sun loungers and parasols. Additionally, the villa offers an outdoor patio with a sitting and dining area as well as barbeque and stone oven roofed terrace making this a perfect spot for dining al fresco. Private safe parking spots for 4 vehicles available.

Palea Epidavros is a beautiful seaside town on the east coast of the Peloponnese. You can find a wide range of seaside restaurants and cafes, supermarkets, pharmacy, ATM, rentals, marina and many more services for all you may need and desire during your stay here.

Epidaurus is also world-popular for its summer international theater and music festival taking place in the Ancient theater of Epidaurus and the small theater of Epidaurus attracting many visitors. Each performance on this space is a unique experience on its own!

However, visitors, often return to Epidaurus year after year, to enjoy a holiday of specific interest, such as sailing, theatre or paragliding. Numerous beaches provide a welcome relief from the heat, the annual summer open air market offers a taste of the local produce and the famous Greek hospitality ensures that one can quickly relax and enjoy life over here.

Epidavros is known from ancient times and is built at the foot of mountains, among pine-forested hills, olive groves, citrus trees and next to the sea. Palea Epidaurus stands on the ruins of the ancient city dating back to 3000 BC. The remains of 'amphorae' for the storage of oil and wine can still be found on the seafloor. Just a short distance from the shore and at a depth of only 2 meters, guests can swim with a mask in the "sunken city" where the ancient ruins still lie on the sea bottom.
