Set in a quiet location of Kapparis, Paralimni (5 mins drive from Protaras), this 2 bedroom villa with a private pool and sea views is perfect for a holiday getaway. Within walking distance to shops, bars, restaurants and the beach it is a perfect base for a fantastic holiday in Cyprus. The villa has been decorated to a high standard with ceiling fans, air conditioning throughout and has all home from home comforts.

It’s been decorated to a high standard and has everything you need for a long stay in the sun. It features air conditioning, ceiling fans, TV, WIFI, private swimming pool, balcony, veranda and much more.

The house is close to supermarkets, bakery, bars, restaurants and shops. Ideal for those who want to be within walking distance of everything but set back in a quiet location. Trinity Beach is 1.9km away if you wish to spend some days by the sea.

The house sleeps 6 and comprises of:

Master Bedroom: King bed (sleeps 2)

Bedroom 2: Twin beds (sleeps 2)

Living Room: Double sofa bed (sleeps 2)

To the ground floor is a well equipped kitchen, living room with 2 armchairs, a sofa that converts into a double bed, dining table and an android TV. There is also a downstairs WC, front veranda with seating area and private pool to the back with a BBQ, sunbeds and recliner chairs.

To the first floor is the master bedroom with a king bed, patio doors that lead to a balcony, which has a small table and 2 chairs and has sea views (perfect to sit and have a morning coffee) and an android TV. The second bedroom has two single beds. There is also a family bathroom.

There are ceiling fans and air conditioning units in the bedrooms and living area and free WiFi throughout. For those with young children there is a travel cot, high chair, stair gate and baby bath in the house. However if you require anything extra these can be hired for a small fee (please just ask).

If you require early check in or late check out please contact me before booking as not all requests can be accepted.

Those who have a car can also drive to the famous beaches in the area such as Fig Tree Bay (Protaras), Cape Greco and Nissi Beach (Ayia Napa) are all within a 5-10 minute drive. Alternatively, if you do not have a car you can catch the bus by the house which takes you to all of these amazing places for just €1.50.

All holidaymakers will have access to the following:

• Freshly laundered bedding made up on arrival and towels (beach towels not provided)

• Professionally cleaned holiday home

• Grounds and swimming pool maintained and cleaned regularly

• Return airport transfers arranged (if required - please ask)

If you require any quotes for car hire, transfers or excursions etc please ask as I can provide discounts.

The price of the rental includes water, electricity, clean linen, clean towels and a welcome pack. You can request a mid-stay clean for €40 (paid by the holidaymaker).

A security bond of £200 will be required with the balance of rent - this amount will be refunded within 7 days of vacating the property providing everything is undamaged and left clean and tidy.

NB: SINGLE GENDER GROUPS UNDER THE AGE OF 25 WILL NOT BE PERMITTED AND A SECURITY BOND OF £500 WILL BE REQUIRED FOR THOSE OVER 25.

Getting around

If you hire a car your options are limitless, if you don’t there are local taxis that can collect you from the house and take you almost anywhere, or there is a bus stop a few mins walk from the house which takes you to Pernera, Protaras, Ayia Napa or Paralimni for only €1.50 (increases to €2.50 after midnight).

Interaction with guest

I usually leave holidaymakers to explore the house and surroundings themselves. The welcome pack gives details on how to work all the appliances in the house including TV, washing machine, air con units etc. However if you do come across any difficulties and need assistance I have a 24/7 emergency contact who will assist you as best they can.

House rules

Smoking is allowed outside the property but not inside. Guests are expected to leave the property in a similar state to how they found it. Single gender parties will be required to pay a higher damage deposit (£500). Although there isn’t a curfew, please be mindful of neighbours and keep noise to a minimum.

The Villa Ariana was absolutely perfect! The house was very clean, the decoration was fantastic and my kids were having a lot of fun into the swimming pool. The location is near the sea and the neighborhood is quiet. It is just perfect for a family! I would love to stay again at Villa Ariana!

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.
