This exclusive villa (300 m2) was designed by an Italian interior architect, it is located on a hill between Protaras and Agia Napa overlooking the sparkling blue Mediterranean sea.

The main building of the villa has 4 bedrooms and an extra room which could be used as an additional bedroom with sofabed or as a study. The apartment attached to the villa has one bedroom, one bathroom and a large living room with a sofabed, that could be easily used as a bedroom.

The villa is split on three floors. Three bedrooms are on the top level, one of them has an on-suite shower and the main bathroom has a bathtub.

The middle level is an open plan design with the main living room with a 32" TV, a dining area where you could seat 12 people and a very modern kitchen.

The pool level has one double bedroom, a bathroom with bathtub, and an additional room bedroom/study and a large second living room with a glass dining table for 10. Also on this level is the two rooms attached apartment with pool view.

Rates include: Weekly cleaning service for a stay of 10 nights and more. Payment can be made by bank transfer, creditcard or paypal only.

There is a security deposit required payable locally at 500,- Euros per week.

Please note that this villa is not available to single groups and groups of persons aged 25 and under (ie. Families only).

Electricity: After an acceptable usage of 400 units per week, a charge of 30 cents per unit will be payable. If the air conditioning is used sensibly the allocated units should be sufficient.

Further details indoors

On the top floor there are 3 bedrooms. The master bedroom has a queen size bed with en-suite bathroom. This Bedroom has it's own balcony overlooking the pool and has magnificent costal views.
The second bedroom also has a double bed, bedside tables and a large chair to enjoy the view.
The third bedroom has two single beds a little desk and three small phantom chairs. The bedroom is designed for children.
Each bedroom has air-conditioning units and built-in wardrobes. There is floor heating throughout the house.

On this floor is a bathroom with bathtub and WC.

On the middle floor you will find a fully-fitted kitchen with fridge, freezer, dish washer etc. and a very very large dining table which sits comfortably 12 people.
In the living room area, there are two comfortable white leather chairs and a sofa which seats 3 and a white relaxing lounge chair in leather. There is flat-screen TV with it's own individually controlled satellite box and a DVD player.
On this level you also find a WC.

The lower level is the pool level.
On this level you have one more bedroom with a double bed and built in wardrobes, a full bathroom with bathtub and an additional room with a glass desk and a sofabed which can sleep 2.
Also there is another large living room with a white leather sofa and a white leather armchair and a large glas table sitting 10.

On this level is also the separate apartment which is not connected to the rest of the villa. The entrance is from the pool level. It is a one bedroom apartment with a double bed and built in wardrobes, a bathroom with shower and a living/sitting room with a sofabed which can sleep 2. This apartment is ideal for a small family.

Further details outdoors

There is a large overflow pool (circa 6x12m) surrounded by a garden.
There is also a decked platform just outside the house on the pool level with a large umbrella to relax day or night.

Also you can find a charcoal barbecue attached to a small building containing an extra fridge.
You will find Kartell outdoor sofas, chairs, loungers and table for 10 on the deck.

Also for the children you find a slide, a playhouse and a play caterpillar.

An outdoor pool shower is also provided.

Outside the MIDDLE FLOOR to the front you find the entrance with a large sitting area with a sofa, an armchair and two orange fun chairs, nice and cool during the summer month in the morning and when the sun sets.

To the front is a secure gated driveway with parking for 3 cars. The whole of the perimeter of the property is fenced/gated providing a secure containment area for any younger children and giving extra privacy.
Obviously children should be supervised at all times and as the pool is private to the villa there is no lifeguard so children should never be left playing in or around the pool unsupervised.

The stay was absolutely g r e a t from the first moment. The owner was there to welcome us, show us the Villa for a few minutes, give us the keys etc. on time as planned. So many rooms, all working fine, we were a large group of friends with seven small children in total and everybody felt they had so much space! Everything was in order and all the electronics worked just fine (tv, wifi, the great coffee machine, the oven..). The swimming pool area is great, we made the most out of it. The outdoor shower that is at the pool area is such a convenient amenity. The pool and garden people came briefly to do some work once or twice without any disturbance to us. Its location is perfect, so is the unobstructed view of the sea (especially at sunrise!) and the great breeze that is so desperately needed in the end of July in Cyprus. A few minutes drive to the beach (you can even walk to the closest one if you wish) and to the Protaras shops. The Villa is designed for that location and weather: great to sit at the west side of it in the morning (shade) and great to be at the pool ALL day (and night). You can have a view of the sea from everywhere, both from the pool area (glass used as a fence wall) and from inside the house (glass used as balcony walls, large windows and window-doors fill-up the Villa).
