Surrounded by a 83719,3 square yards fenced park, Villa Aquilaia boasts the maximum privacy and owns a private woodland as hunting reserve. The estate proudly presents 47 839 square yards of olive groves with 900 olive trees, lavender fields and fruit trees (orange, lemon, fig, almond trees etc.) The whole property is 1195990 square yards and is secured by 2 gates situated on a private path leading to the house which is a real retreat.

The swimming pool is the very heart of Villa Aquilaia. The pool is enriched and surrounded by an awesome "loggiato" and it's equipped with sunloungers; there is also a solarium area where the guests can fully enjoy the warm sun of Maremma. The magnificent park around the villa boasts well kept lawn and a lovely gazebo furnished with a wide round table, ideal for delicious al fresco meals.

Please note that the caretaker lives in the property.


The villa (700sq) has been totally renovated in the 90's, is set on 2 floors and has 7 bedrooms and 6 bathrooms. It sleeps up to 14 people. Furnished with elegance and antiquities, the interiors are featured by an exquisite combination of styles which provide a welcoming and exclusive atmosphere. The swimming pool is part of the building and almost an internal court. One side of the pool is connected to the house while the garden side is partially sheltered by an impressive "Loggiato" and its roof, which is also an amazing terrace equipped with table and chairs where the guests can enjoy breathtaking views.

Ground floor: a beautiful sitting room welcomes the guest. This area is airy and bright thanks to the two french windows one facing the garden and the other opening into the swimming pool. The room is furnished with Sat TV and 3 wide sofas gathering around a cozy fireplace and inviting to conversation and reading. The spaces are not closed and the sitting room leads directly to the library where there is a well equipped bookcase large as the wall and a table with 4 ideal place for consultation or for chatting in front a cup of tea.

Follows an elegant dining room and a vast kitchen with a table for 4 people, fully equipped (microwave, fridge, freezer, toaster, oven, coffee machine, washing machine, dishwasher, oven for bread, gas and electric cooking tops, double sink etc.) and with several worktops perfect for cooking any kind of dishes. From taps comes out mineral water from Santafiora spring, rich in benefits well known from romans and etruscan age since.

On the ground floor there is a charming double bedroom with private bathroom (with shower), parquet floors and furnished with original italian antiquities of the XVIIth century. Absolutely peculiar is the wardrobe which is made of 2 ancient doors. Following, an amazingly wide double bedroom with furniture of the '700 and 2 stunning little angels of '500 guarding the double bed. The room is completed by a single sleigh bed and a bathroom with shower. There is also an additional double bedroom with its own bathroom (with shower) suitable for possible staff.

First floor: a cozy staircase leads to the upper floor where there is the sleeping area with 4 double bedrooms, each furnished in a different style and all bright and fancy.

The master bedroom boasts a fairy tale canopy bed and has a wide bathroom splitted in 2 areas where there are the shower and the hot tub.

A second single room (queen size bed) is furnished with a valuable and remarkable chinese bed of the XVIIIth century. This room hasn't its own bathroom, but it can share it with one of any of the nearby bedrooms of the floor which are all contiguous. Following 2 double bedroom connected one each other and both with a private bathroom. The first bedroom is an attic and rich in '800 items from the so called "School of Cortina".

The last double bedroom (together with the previous connected room) leads also to a stunning terrace which runs as an open air corridor along a whole side of the villa and boasts amazing views of the garden and the estate.

Included free Wi-Fi and solar panels.

Please note that the property is naturally cool and airy thanks to its exclusive location at the top of the hill, therefore A/C has never been necessary.

Pets are allowed on request.

Please note that the caretaker of the villa sleeps in one of the rooms of the house, but if the guests wish to have complete privacy, he will leave the room in the property and sleep nearby.

Cities of art and golden beaches are neaby and the location of the villa invites to visit all the surrounding area slowly enjoying Maremma in all its beauty.
